Livin’ on the Edge-Fall is beautiful on the Delaware!

As we say goodbye to summer we can look forward to the beauty of fall along with the Delaware River. A Panoply of colors across the spectrum of yellows, oranges and reds, the changing leaves announce the arrival of the fall season and the promise of the Northeast Winter, which will hopefully be mild. But whatever the Winter rings, we’ll still enjoy “livin” on the edge.

 

Rivers Edge-Resident Committees

We Continue out transition from a developer-managed Owners’ Association to a resident- managed Association, committees from Integral role in the community management process. As Authorized by our Owners’ Association Bylaws and Covenants. The following committee assignments have been made to date.

  • Executive Committee – responsible for ongoing executive oversight of the community, and liaison with the property manager (NEPA) to provide such authorizations and guidence as may be required. Committee members are Mark Nash (Chair). Arthur Carpana, James Soojian and Ross Gloor.
  • Finance Committee – responsible for budgeting and analyses of the Association’s financial matters, on behalf of the Board of Directors (BOD). Committee members are Arthur Carpana (Chair) George Hill and Lee Kennedy.
  • Design Committee- responsible for review and analyses all applications for existing alterations to residents and corresponding recommendations to the BOD. Committee members are Jim Soojian (Chair) and Carl Von Tobel.
  • Rules Committee- responsible for interpretation of community Covenants and Restrictions and rules and regulations. Members are Ross Gloor (Chair) and Maureen Burke.
  • Social Committee- responsible for maintaining a vibrant and active schedule of social events and activities. Committee members are Bonnie Mathews (Chair) Barbara Gloor and Vita Sarvaideo.
  • Grievance Committee- responsible to review and submitted resident grievances and adjudicate same in the best interests of the community. Committee currently has one member Mark Nash (Chair).

Except for the Executive Committee, all other committees may be limited to 3 residents, and committee appointments must be approved by Association’s Executive Committee. There are still several committee positions open as in evident above. If you are interested in joining any committee with an open position, please complete an “Application to be Considered for a Rivers Edge Committee” and place it in the REOA mailbox (1012) or give the REOA Secreary (Arthur Carpana).


Community Tidbits

**The water aerobics class that Chris Alen has been leading all summer will be ending shortly, and we will all be sorry to see that happen. THANKS Chris, we REALLY have enjoyed our Friday Mornings!

** We are eagerly awaiting the return of our balance and strength class led by our favorate coach, Carl Von Tobel, which will be starting on September 14th.

** Our sincere sympathy is extended to Annette Flanigan and her family for the loss of her mother.

** Congratulations to Alice Nash on her “retirement” from full time work and best of luck to her as she embarks on a new part time career. We are also so happy for Mark and Alice that their son has moved closer to them from Texas.

** Prayers and well wishes to both Ruth and Bill Leech who have both been dealing with some difficult health issues recently. And well wishes also to Grace Mauro, who underwent and emergency appendectomy this summer.

** Our sincere gratitude to Paul Sarvadeo who completely rehabilitated our poolside Weber grill, making it like new. Thanks Paul and Vita for your generosity of both labor and money. And thanks also to Barbara and Russ Gloor for donating 12 new folding chairs, and Georgy and Jim Soojian for donating a new large folding table for Clubhouse use.

** Congratulations goes out to Nancy and Bill Steiner, who celebrated their 55th wedding anniversary in October.

** Two unfortunate accidents occurred recently that effected residents … Kim Rolando fell while walking her dog and suffered a fractured elbow as well as other injures. On the same day, another resident, Marie Malak, fell down the stairs and broke her toe.


Rivers Edge Owner’s Association News

Your new Board of Directors has been hard at work completing the transition of our Rivers Edge Owners’ Association over from the developer to community residents, Foremost along the tracks undertaken was getting all financial accounts moved from old, developer- controlled accounts to new REOA accounts being managed on our behalf by NEPA. That work is now completed and, from this point forward, a current financial statement will be posted monthly on the REOA bulletin board in the Clubhouse.

Considerable process has been made n numerous outstanding maintenance issues, such as replacing pool safety equipment, fixing Clubhouse entry doors, installing new push-button locks on poolside restroom doors, repairing underwater pool lights, fixing Clubhouse rear exterior lighting, placing burnt-out lights in Game Room and lining parking spaces in the Clubhouse parking lot. Other items scheduled including installing motion – sensitive on/off switches for lighted in rest-rooms, and a more efficient on/off sensor for exterior lighting at the Clubhouse.

Proposals have been received for removal of borer- infected Ash Trees; further action on this issue awaits additional proposals for replacing infected ash trees with maple trees.


Night at the Movies at Rivers Edge

All movies at Rivers Edge start at 7:00pm sharp. Social time starts at 6:30. First movie night of each month is pizza night (BYO drink). Pizza arrives at 6 PM.

THE GOOD TIMES CONTINUE!

The good times continue! Some candid shots of our Rivers Edge ladies having fun at the monthly ladies Luncheon in July at the Boat House in Hawley, PA and in August at the Tap House in Sugar Loaf, NY. Also in July, Residents enjoyed a great theater production of Honky Tonk Laundry at the Shadowland Stages in Ellenville, NY. Followed by dinner at Nick and Tony’s.

RIVERS EDGE BY THE NUMBERS

New buildings # 23 and #24 are built and awaiting future residents. Four of the six units of building #23 have been sold, one is occupied and two are in the finishing stage, while one end unite is being finished as a “spec” home. The foundation for the new Riverside building #8 is competed and framing will start shortly. Here is the latest look at our numbers, as of this writing.

Men’s Coffee Social

All men of Rivers Edge are cordially invited to join our Men’s Coffee Social hour at 9:00 AM on the first Saturday of each month. We meet at the Clubhouse for coffee & bagels, and friendly, light-hearted conversation. Contact: Russ Gloor

Ladies Craft Club

All Rivers Edge ladies are welcome at the Ladies Craft Club, which meets every Thursday evening at the Clubhouse at 7:00 PM. Contact: Georgy Soojian

Men’s Poker Night

All Rivers Edge men are welcome at the monthly poker night, 2nd Friday of every month at 7:00 PM at the Clubhouse. This is a fun evening of friendly nickel/dime poker. Contact: Arthur Carpana

Ladies Monthly Luncheon

All Rivers Edge ladies are invited to join your lady neighbors on the 2nd Thursday of each month as they visit a nice restaurant for lunch and fun times. Contact: Barbara Gloor

Ladies Coffee/Tea Social

All Rivers Edges ladies are cordially invited to join the monthly ladies’ coffee/tea social at 9:00AM at the Clubhouse on the 4th Saturday of every month. Contact: Laura Congemi

Community Living

Community living works best when everyone follows the covenants & adopted rules. As a gentle reminder, each issue of the newsletter will highlight one or two of Rivers Edge’s regulations.

From the adopted Covenants and Restrictions:

“… the Association may require Owners to submit annually proof of … fire and extended coverage insurance to be in an amount at least equal to 100% of the replacement value of such property.

“… no owner shall cause more than two vehicles per unit… owned or leased by him or members of his household…to be parked by his unit,…”

Rivers Edge Library

The community library in our Clubhouse is there for your reading pleasure. Feel free to borrow any book(s) you like and please return them when done. Book donations also accepted by our “librarian” Ruth Leech, who maintains the library on behalf of all residents.

Homeowner’s Insurance

Questions about homeowner’s insurance have recently arisen from those who are living in a town house for the first time.

The Rivers Edge Owners’ Association insurance covers the Clubhouse, swimming pool and other community areas common to all townhouse owners.

As a townhouse owner, you are responsible for insuring your entire building, the interior possessions such as furniture, appliances and personal property (such as clothing, etc.).

As a townhouse owner, you should purchase a policy specifically designed for a townhouse known as a Homeowners Form HO3. You will need to determine the limits of protect you personally need.

Please note that the Homeowners’ Association may require you to provide a Certificate of Insurance or a copy of your Homeowners Policy as evidence of coverage.


Developer’s Corner

The volume of prospective buyers continues strong, with 4 of the 6 units in buildings #23 (400-410 Braeburn) already sold and one end unit with a potential buyer. One of those sold units in building #23 is already occupied and interior finishing has started on others. Prospective buyers are showing interest in units across the street in building #24. Street and driveway paving are underway for both of these buildings, with landscape installation starting soon,

Building 8 foundation (on the river) is completed and framing has started. 4 units in this building have already been sold and another has a potential buyer. Permitting process for future building #10 ( on Macintosh) is underway with groundbreaking hoped for by October.

Units 502 and 506 Braeburn are in the final finishing stage with closing anticipated by October.

Macintosh Way has now been prepped all the way to the back gate, and the back gate area widened so as to be used for construction vehicles, rather than same using the front entrance to River’s Edge.
