Livin’ on the Edge-Fall is beautiful on the Delaware!

Ol’ Man Winter will be here soon enough, so now is a good time to remember the fall beauty of our little corner of the world. This is the majestic and beautiful Delaware resplendent in fall colors, right here in our own back yard at Rivers Edge. We’ll be looking at snow and feeling the cold soon enough, but it still won’t stop us from “livin’ on the edge”.

 

Rivers Edge-Resident Committees

You may have noticed the various community maintenance and improvement activities as we continue our first year as a resident-controlled Owners’ Association: An “AED” device (Automated External Defibrillator) has been purchased and installed in the Clubhouse Fitness Center. A training demonstration is scheduled for Friday, Nov. 16th at 7:00 PM in the Clubhouse; a medical supply cabinet is also now available in the Clubhouse; the large natural beams above both the front and rear entrances to the Clubhouse have been cleaned and treated with protectant, restoring them to their natural beauty; motion sensitive on/off switches have been installed in the Clubhouse restrooms, so that lights go on automatically when someone enters the room and go off automatically several minutes after no one is present in the room; a timer has been installed to control the exterior lighting at the Clubhouse, so that exterior lights do not burn all night long. The timer is set so that the exterior lights go out at mid-night; removal of diseased ash trees, and replacement with maple trees, has started. Removal and replacement of the infected ash trees will be done in phases, as necessitated by the condition of the diseased trees.

 


Community Tidbits

** A warm welcome home to Annette Flanigan after 4 months in France. And, also, to Ruth Leech who was away from our community for many weeks as she battled health problems. We’re so glad to have you both back with us!

** We continue to keep Bill Leech in our thoughts and prayers and wish him a speedy recovery. Also, glad to hear that Sal Congemi is near fully recovered from his unfortunate bout with shingles.

** Congratulations to Paul and Vita Sarvaideo who welcomed their first grandchild on October 8th. Baby Kiera checked in at 8 lbs. & 21 ½ inches.

** Jim and Georgy Soojian are anxiously awaiting the arrival of their 2nd grandchild via daughter Robin. Baby Lukas is due any day now.

** A very special THANK YOU to Bonnie Matthews for lovely Fall decorations throughout our Rivers Edge community & the flowers by the Rivers Edge sign on Rueben Bell.

** A warm welcome to our newest neighbors, recently moved into their townhomes on Braeburn Path (see details elsewhere in this newsletter). We look forward to meeting you and having you join our many community gatherings, outings and events.

** You may have noticed that we now have an “AED” device (defibrillator) located in the exercise room in the Clubhouse. Carl & Rose Von Tobel have arranged a special training demonstration: Friday, November 16th at 7:00 PM, an officer from Eastern Pike PD will demonstrate proper AED usage for all those interested. You may want to watch the YouTube video first – search for “YouTube: How to use an AED/Sarver Heart Center”.

** Chelbus Cleaning has been contracted to clean the Clubhouse twice monthly, usually on the 1st and 3rd Thursday of each month. Their uniformed staff will tend to all interior sections of the Clubhouse.

Night at the Movies at Rivers Edge

All movies at Rivers Edge start at 7:00pm sharp. Social time starts at 6:30. First movie night of each month is pizza night (BYO drink). Pizza arrives at 6 PM.

Outings & Events

THE GOOD TIMES CONTINUE! 

Some candid shots of our Rivers Edge Ladies having fun – at their monthly Ladies Luncheons, in September at Mason’s Marketplace in New Hampton NY, and in October at the Press Box restaurant at the Monticello NY Raceway & Casino. Also in October, residents enjoyed a great theater production of The Sunshine Boys at Shawnee Theater, followed by a delicious dinner at the 570 Pub in Marshalls Creek.

 

 

 

 

 

YET ANOTHER OUTING

Bus Trip to “Pennsylvania’s Grand Canyon”

On October 3rd, some of our residents boarded an Avery Motorcoach for a trip, sponsored by the Pike County Public Library, to Williamsport, PA (birthplace of the Little League) and to Wellsboro, PA (near Pennsylvania’s “Grand Canyon”). The trip included a paddleboat ride on the Susquehanna River, a tour of Williamsport’s “millionaires’ row” and the Taber Museum, followed by a sumptuous dinner at Williamsport’s historic Herdic House Restaurant. After an overnight stay in Wellsboro, we boarded a horse-drawn covered wagon for a narrated tour of PA’s “Grand Canyon”, a very scenic place with breathtaking views.

Community Living

Community living works best when everyone follows the covenants & adopted rules. As a gentle reminder, each issue of the newsletter will highlight one or two of Rivers Edge’s regulations.

From the adopted Covenants and Restrictions:

“… the Association may require Owners to submit annually proof of … fire and extended coverage insurance to be in an amount at least equal to 100% of the replacement value of such property.

“… no owner shall cause more than two vehicles per unit… owned or leased by him or members of his household…to be parked by his unit,…”

Rivers Edge Library

The community library in our Clubhouse is there for your reading pleasure. Feel free to borrow any book(s) you like and please return them when done. Book donations also accepted by our “librarian” Ruth Leech, who maintains the library on behalf of all residents.

Homeowner’s Insurance

Questions about homeowner’s insurance have recently arisen from those who are living in a town house for the first time.

The Rivers Edge Owners’ Association insurance covers the Clubhouse, swimming pool and other community areas common to all townhouse owners.

As a townhouse owner, you are responsible for insuring your entire building, the interior possessions such as furniture, appliances and personal property (such as clothing, etc.).

As a townhouse owner, you should purchase a policy specifically designed for a townhouse known as a Homeowners Form HO3. You will need to determine the limits of protect you personally need.

Please note that the Homeowners’ Association may require you to provide a Certificate of Insurance or a copy of your Homeowners Policy as evidence of coverage.

Developer’s Corner

Interest in Rivers Edge continues to be strong, with many prospective buyers visiting regularly. We are updating our marketing program to target certain geographic areas which demonstrate keen interest in Rivers Edge via social media.

Building # 25 (500 – 510 Braeburn) is now fully occupied.

Four of the six units in building # 23 (400-410 Braeburn) have been sold. Two of those units are already occupied, and finishing work continues on the other 2 sold units. The two end units in this building are still available, with the 410 unit now being finished as a “spec” home. All five units in building # 24 across Braeburn Path are still available.

Framing of new Building # 8 on Macintosh is well under way and finishing will continue as winter weather permits. All 6 units in this new river-view building have been sold with occupancy estimated to begin in the spring and summer, next year.

Permits have been issued and foundation work is well underway for building # 10, also on Macintosh. Work will continue through the winter on this building, as permitted by weather. One unit in this building has already been sold.
