Since our last Newsletter report:

** The front and rear doors to the Clubhouse have been adjusted for proper and easier opening and closing, and new lock cylinders have been installed. The old locks were very susceptable to keys breaking off inside the lock; the new lock and keys are a much more durable commercial grade.

** The pool is scheduled to be opened on or about May 15th. In preparation for the summer season, the concrete patio area surrounding the pool will be powerwashed within a few days of pool opening.

** Twelve brand new poolside lounge chairs will join our existing tables and chairs as soon as the pool is opened and ready for use.

** Community street lights and Clubhouse parking lot lights have been upgraded to LED technology to provide better nighttime lighting. The new LED lights are much brighter than the older lights. This project included fixing the “flaky” light between 610 & 700 Braeburn, and repairing the broken light on Macintosh (across from the new riverside building).

** Power washing of the Clubhouse exterior and cleaning of all Clubhouse windows is scheduled for May 17th.

** Cleaning of all community gutters (both Clubhouse & residential units) is scheduled for the last week of June, after all spring tree and plant shedding is over). All gutters are cleaned at least twice per year (early summer and fall).

** A new video surveillance system will be installed in May for the exterior and interior of the Clubhouse. This is a both a vandalism deterrent and a liability protection issue as our community grows, and as the nearby population increases. The system provides for Board access primarily to investigate incidents at, or near the Clubhouse or pool.

** Analysis of drainage issues at several community buildings is an ongoing project. The Board has retained a Consulting Engineering firm to assess these issues and recommend solutions.

Every Month:

Second Thursday: Ladies’ Month Luncheon (meeting location, time and restaurant announced monthly)

UPCOMING ANNUAL MEETING

We are closing in on the first anniversary of our resident-controlled Owners’ Association and Board of Directors, and that means our Annual Meeting – at which election of Directors occurs – is also approaching. According to our Bylaws, the Association’s Annual Meeting must occur on the 2nd Saturday in July at 11:00 AM, so this year’s meeting is scheduled for July 13th at that time. Because we have grown to the point that the Clubhouse is no longer a comfortable venue for such a large gathering, our Annual Meeting this year will be held in the social hall at St. Joseph’s Catholic Church, 307 Avenue F, in Matamoras. There is plenty of parking at the rear of the church and access to the Social Hall is easy from the parking lot.

This year, two Director positions will be vacant and need to be filled at the Annual Meeting (these Director positions are for a 2-year term). The Board of Directors will soon appoint an Election Commissioner who will be accepting written nominations up until July 1st (see note below). Candidates should also submit with their nomination a brief 1 page resume of their qualifications, which will be posted in the Clubhouse for review by residents. A “Meet the Candidates” night will be held in the Clubhouse (date/time to be announced later) which will allow candidates to address residents and present their qualifications to be a Director of the Association.

Voting instructions will be mailed to residents well in advance of the meeting, along with a proxy form which will enable you to vote even if you cannot attend the Annual Meeting. More details on this are forthcoming.

Now is the time for you to consider giving back to our community by serving on the Board of Directors. Please reflect thoughtfully on this – your community needs you!

Note: Nominations may also be made from the floor during the meeting.

There was a lot of interest and sales traffic during the winter months, and that has continued into this spring. Additional marketing efforts are driving that interest, including our being voted as the “Best 55+ Active Adult Community” in a reader’s choice poll by The River Reporter newspaper, which serves the NY and PA counties along the upper Delaware.

end units still available. One end unit in this building has been finished as an upgraded “spec” home and has been listed for $357,900. Foundation work has already started on future building #12 on Macintosh, as we continue to grow to meet demand..
